<p><b>Commercial Property Manager - Retail & Mixed-Use Portfolio (Edmonton)</b></p><p><b>Client: Leading National Real Estate Owner & Operator</b></p><p><b>Full-Time On-Site Edmonton</b></p><p><b>Salary: </b>$85,000-$105,000 base salary plus 15% performance bonus</p><p><br></p><p>I'm currently recruiting on behalf of a highly reputable national real estate group with a strong footprint in commercial and retail assets across Canada. My client is known for high-quality urban centres, strong tenant relationships, and a collaborative, high-performance culture. They are looking for an experienced Commercial Property Manager to join their Edmonton team and oversee a key portfolio of shopping centres and mixed-use properties.</p><p><br></p><p>If you're already operating at a PM level and want to deepen your experience in budgeting, capital planning, and retail operations - this is a fantastic opportunity.</p><p><br></p><p><b>About the Portfolio</b></p><p>You'll be responsible for approximately 5-7 commercial and retail properties, supported by a strong on-the-ground team including:</p><ul><li>1 Property Administrator</li><li>2 Building Operators</li><li>A knowledgeable and hands-on General Manager based in Edmonton</li></ul><p><br></p><p>Properties include established retail centres in prominent Edmonton corridors, including major community hubs and high-traffic shopping destinations.</p><p><br></p><p>The corporate office is located in a vibrant, highly walkable Edmonton district surrounded by shops, fitness studios, cafés, and amenities -<b> </b>with parking included in the DT aera.</p><p><br></p><p><b>What You'll Be Doing</b></p><p><br></p><p><b>Operations & Tenant Management</b></p><ul><li>Oversee day-to-day operations for 5-7 commercial/retail properties</li><li>Maintain strong relationships with tenants and proactively address operational issues</li><li>Collaborate closely with your PA, building operators, GM, leasing, legal, development, and the broader asset team</li></ul><p><br></p><p><b>Financial Leadership</b></p><ul><li>Lead annual budgeting, operating forecasts, and financial performance reviews</li><li>Manage CAPEX planning & execution</li><li>Monitor service contracts, vendor performance, and cost controls</li></ul><p><br></p><p><b>Project Coordination</b></p><ul><li>Support capital projects, renovations, and operational improvements</li><li>Coordinate with construction, facilities, and third-party contractors</li></ul><p><br></p><p><b>Team & Stakeholder Collaboration</b></p><p>My client places a high value on collaboration.
