Our mission is simple: to enhance quality of life through outstanding service, innovation, and attention to detail.</p><p>We are seeking an experienced and dedicated Live‑In Superintendent to oversee the day‑to‑day maintenance, management, and administration of 192 units within The Beaches area.</p><p>This full‑time, on‑site role requires a strong technical background, excellent communication skills, and a commitment to delivering superior resident satisfaction.</p><p>You will join a collaborative team and work closely with a highly skilled and experienced Site Manager who knows these assets inside and out.</p><p><b>Key Responsibilities</b></p><ul><li>Conduct routine inspections, preventative maintenance, and repairs of building systems (HVAC, plumbing, electrical, carpentry, and hardware).</li><li>Respond to tenant concerns promptly and professionally.</li><li>Maintain common areas and suites to high standards of cleanliness and safety.</li><li>Prepare vacant units to be rent‑ready for new tenants.</li><li>Coordinate with property managers, administrators, contractors, and vendors to ensure quality work and resident satisfaction.</li><li>Track and document service requests and resolutions using company apps.</li><li>Participate in the on‑call emergency rotation to ensure tenant safety and building security.</li><li>Complete suite turnover inspections and perform related repairs.</li><li>Manage minor administrative tasks, including rent collection.</li><li>Perform other duties as assigned.</li></ul><p><b>Qualifications</b></p><ul><li>Minimum 2 years of experience in building maintenance or a similar superintendent role.</li><li>Proficiency in HVAC, plumbing, electrical, carpentry, appliance and plastering/painting repairs.</li><li>Knowledge of building codes, safety regulations, and mechanical systems.</li><li>Strong organizational, communication, and interpersonal skills.</li><li>Ability to work independently, manage multiple priorities, and remain calm during emergencies.</li><li>Proficiency with smartphones and basic computer programs (Microsoft Outlook); property management software experience is an asset.</li><li>Valid driver’s license and access to a personal vehicle.</li><li>Must live on‑site and be available for emergency calls.</li><li>High school diploma or equivalent required; additional technical or property management certifications are considered an asset.</li></ul><p><b>Compensation & Benefits</b></p><ul><li>Competitive salary of $33,000 plus a 2‑bedroom on‑site unit.</li><li>Annual bonus, comprehensive benefits package, and 2 weeks’ vacation.</li><li>Employee recognition program.</li><li>Career growth opportunities within COGIR Real Estate.</li></ul><p><b>Location: </b>The Beaches, Toronto (Live‑In)</p><h3>Join Us for a Hiring Event!</h3><p><b>Location:</b> 3017 Queen St E, Building B, Toronto, ON<br/><b>Date:</b> Thursday, January 8th<br/><b>Time:</b> 1:00 PM – 4:00 PM</p><p><b>Join us next Thursday</b> to meet our team, learn more about the role, and see if it’s the right fit for you!</p><p>Cogir is committed to ensuring that all employment practices are inclusive.
