The Regional Director actively promotes the company's philosophies and culture to staff, clients, and the community. The Regional Director provides management, direction, leadership, supervision and training to a team of Property Managers in order to promote client retention, employee retention, and the continual enhancement of the Company’s Client services. They are also accountable for establishing and maintaining key client relationships with assigned Board of Director Members for our managed communities.

 

 

Duties & Responsibilities 

Leadership:

Supervision:  

Supervises an assigned team of Property Managers by:

  • Providing ongoing support and guidance, with a particular focus on client retention
  • Routinely monitoring progress and developing measurable action plans to resolve issues
  • Providing specific assistance concerning technical issues
  • Conducting formal and informal performance reviews
  • Ensuring that Property Managers adhere to corporate policies including, but not limited to, recruiting, payroll processes, accounting, and human resources policies
  • Providing appropriate professional development to existing Property Managersand training to new Property Managers
  • Provide assistance in assuring accuracy and completeness of monthly Management Reports
  • Assist managers in the bidding and contract renewal process.

 

Operations: 

Works collaboratively with the Vice-President, Operations to develop and implement strategies, policies and procedures that improve the Company’s service delivery and competitive position. This includes:

  • Continually monitoring client feedback through established channels (watchlistNPS Survey, etc) and developing pro-active responses
  • Proactively building strong business relationships with Board of Directors
  • Meeting with Developers for new projects and taking the lead role in start-up operations
  • Actively leading the start-up, transition or termination of condominium corporations withing area of responsibility 
  • Monitoring special and major projects at our managed communities
  • Attending the majority of AGM and other key meetings within the assigned portfolio
  • Representing the Company at a variety of meetings and events
  • Participating in in-house company committees and task forces
  • Effectively communicating Company initiatives to internal and external audiences

 

Education & Experience 

  • Hold a General License in good standing, RCM preferred
  • Bachelor’s Degree in Business or related field from an accredited college or university 
  • Previous Supervisory experience required
  • Experience in managing multiple properties and boards simultaneously, strongly preferred  
  • Working knowledge and experience in financial accounting in commercial real estate, financial reporting, and budgeting is necessary
  • Experience in maintenance, construction, engineering and all facets of property  operation and building management is an asset
  • Ability to plan, organize and coordinate multiple projects and ability to read and understand construction specifications and blueprints is needed

  

Knowledge, Skills & Proficiencies 

A comprehensive understanding of the property management industry will be combined with strong management and leadership abilities. Specific competencies include:

  • Thorough knowledge of the Condominium Act
  • Excellent organizational and time management skills
  • Proven oral presentation and written communication skills
  • Proven ability to work well under pressure and deadlines
  • Demonstrated ability to supervise, train and lead staff
  • Proficiency with Microsoft applications, especially Word, Excel and Outlook
  • Ability to interpret and explain financial data and statements
  • Ability to read, analyze, and interpret technical procedures, bylaws, statutes, regulations or documents with a similar degree of complexity

 

  

Legislative Requirements 

  

The Regional Director must hold a valid General license in good standing, issued by the Condominium Management Regulatory Authority of Ontario.

As a Regional Director with a General license, you may be required to supervise associates with a Limited license, in the tasks outlined below:

  • The Licensee shall not enter into, extend, renew or terminate a contract or other agreement on behalf of a client except with the prior approval of the supervising licensee.
  • The Licensee cannot make any expenditures of more than $500 of the client’s money, not including the reserve fund, except with the prior approval of the Supervising Licensee.
  • The Licensee shall not make expenditures out of, invest or otherwise make dispositions of a client’s reserve fund.
  • The Licensee shall not sign status certificates under the Condominium Act, 1998 on behalf of a client.
  • The licensee shall not, on behalf of a client, give anything to an owner or mortgagee that the client is required to give to an owner of mortgagee under the Condominium Act, 1988.

A Limited Licensee may perform an action in 1 or 2 above without the prior approval of a supervising licensee if it is necessary to ensure the immediate safety or security of persons using the property or to prevent imminent damage to the property or assets of the client.

  

  

Compensation 

 

Compensation for this role is between $105,000 - $125,000 + benefits
