Job Title: Senior Estimator
Company: General Contractor
Project Types: Institutional (Educational Renovations & Additions), Commercial (Office Fit-Outs)
The Senior Estimator is responsible for leading the estimating process for institutional and commercial construction projects, including educational renovations, building additions, and office fit-outs. This role plays a critical part in pre-construction by preparing accurate, competitive, and comprehensive cost estimates while providing strategic input on construction methods, phasing, and risk management—particularly for projects in occupied or live environments.
Key ResponsibilitiesEstimating & Pre-Construction Leadership
Lead the preparation of detailed cost estimates from conceptual through tender stages
Review drawings, specifications, and contract documents for scope completeness
Develop Class D to Class A estimates, including conceptual and design-development budgets
Identify risks, assumptions, and value engineering opportunities
Institutional & Commercial Expertise
Prepare estimates for renovations and additions in active educational facilities
Account for phasing, after-hours work, safety requirements, and operational constraints
Estimate commercial office fit-outs with fast-track schedules and tenant-driven requirements
Trade Procurement & Analysis
Prepare bid packages and solicit subcontractor and supplier pricing
Analyze bids for scope compliance, pricing accuracy, and risk exposure
Level trade bids and provide clear recommendations to management
Cost Planning & Value Engineering
Provide cost advice during design development and pre-construction meetings
Propose alternative construction methods and materials to optimize cost and schedule
Support clients and consultants with cost studies and feasibility analyses
Collaboration & Mentorship
Work closely with Project Managers, Superintendents, and leadership during pre-construction
Support project handover from estimating to operations
Mentor junior estimators and contribute to standardization of estimating practices
Reporting & Documentation
Prepare detailed estimate reports, clarifications, and exclusions
Maintain historical cost data and unit pricing
Support change pricing and budget updates during construction, as required
8+ years of estimating experience with a General Contractor
Strong background in institutional renovation/addition and/or commercial fit-out projects
Proven experience leading tenders and complex pre-construction budgets
Post-secondary education in Construction Management, Engineering, Quantity Surveying, or related field
Experience working on projects in occupied or operational environments is a strong asset
Expert knowledge of construction methods, materials, and market pricing
Strong analytical and problem-solving skills
Excellent communication and presentation abilities
Ability to manage multiple tenders and deadlines simultaneously
Proficiency in estimating software and Microsoft Office tools
