Overview
Provides ongoing management of real estate transaction activities for a defined portfolio of properties on behalf of our corporate clients. Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of leased real estate properties. Coordinates field resources and other stakeholders in the execution of lease renewals, acquisition of new leases, disposition of surplus space through subleasing, early lease termination, and more.
Responsibilities
- Implements complex real estate plans with an understanding of the client's strategic real estate goals. Leads project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
- Acts as landlord/seller agent and/or tenant/buyer agent and negotiates the lease or license terms for a wide variety of commercial real estate products, including land, office, retail and industrial.
- Coordinates field broker efforts and other required resources, subject matter experts, and business partners.
- Independently drafts and creates analyses and documents such as project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison, letters of intent, and broker's opinions of value.
- Negotiates new leases, lease amendments, and lease renewals within prescribed timelines; locates and acquires new properties to meet client requirements and timelines; coordinates with key client partners and stakeholders.
- Reviews, analyzes, and interprets financial analysis templates, NPV, and other financial analyses to enable clients to make informed decisions.
- Works with CBRE and/or client teams to ensure integration between service lines (Lease Administration, Project Management, Facility Management, Finance/Accounting).
- Tracks all transaction activity (commissionable and non-commissionable); prepares commission forecasts and accounts for savings achieved through negotiation.
- Monitors a real estate transaction tracking system to ensure timely and transparent completion; prepares reports and presentations as required.
- Adheres to provincial real estate agency requirements and CBRE policies to identify and mitigate conflicts of interest; assists in resolving landlord and tenant disputes.
- Improves and changes existing methods, processes, and standards within the job discipline. Other duties may be assigned.
Supervisory Responsibilities
- Provides assistance and oversight such as technical guidance or training to coworkers; may lead project teams and supervise assignments of lower level employees.
Qualifications

- Bachelor's degree (BA/BS) from a four-year college or university and/or a minimum of 4 years of related experience and/or training.
- Real Estate Salesperson license in the province where the candidate will be working.
- Excellent written and verbal communication skills; strong organizational and analytical skills.
- Ability to provide efficient, timely, reliable, and courteous service to customers; ability to effectively present information.
- Knowledge of financial terms and principles; ability to conduct financial analysis, including NPV and related templates.
- Ability to comprehend, analyze, and interpret complex documents (leases and licenses) and solve problems involving several options.
- Advanced computer software skills (Microsoft Excel, Word, PowerPoint, Outlook) and strong interpersonal and multitasking abilities.
